I am not going to write a speech he did not send me. I am going to write the fact, because the fact is the asset: a former plumber who now runs AI marketing for plumbing and HVAC companies got named in an SEO room on purpose, so we could put it here.

Whether I was in the Layton room or on the Zoom that day is not something I will guess on this page. The event was in Utah. I already work in Utah, running marketing for Rare Breed Plumbing, Heating & Air. The public write-up is my Rare Breed case study. Those sentences can sit next to each other without me turning them into a crowd photo I do not have.

The origin story already has a home

I grew up in Battle Ground, Washington. I went into the trades as a plumber. The lesson from other people’s homes is the one I still use: skilled work that nobody can find still loses to whoever shows up first in search. Why an SEO mastermind should care about a plumber who learned search

Random blog posts don’t compound. A structured topic wheel does. I organize a business’s expertise into a small number of core topics — the real categories of work and questions customers have — and then spoke out from each one into the specific questions underneath it. For a plumbing and HVAC company, that might be water heaters, drains, heating, cooling, indoor air quality, maintenance, and emergencies.

Each core topic gets a strong pillar page, and every supporting article links back to it and out to the related service page. That cross-linking is what turns a stack of articles into an actual knowledge base.

Let the customer’s questions write the outline

The best content isn’t invented — it’s harvested. The questions customers already ask on calls, in reviews, and in search are the outline. AI lets me gather those signals quickly, cluster them by topic, and turn them into a content plan that’s grounded in real demand instead of guesswork.

AI drafts, a human makes it true

This is the part people get wrong. AI is incredible for speed and structure — drafting, organizing, keeping voice consistent across dozens of pieces. But the facts, the local detail, and the judgment have to come from the business. Every draft I produce gets reviewed before it’s published. Helpful and accurate beats fast and wrong, every time.

Connect it to the pages that make money

A knowledge base isn’t a museum. Each article should guide the reader toward the next step — the relevant service page, the booking path, the phone number. Helpful content earns the trust; the clear next step turns that trust into a call.

Why this is the highest-leverage thing you can build

Ads stop the moment you stop paying. A knowledge base keeps working — getting found, answering questions, and building trust around the clock. An audit answers one question: can the right customer find you and trust you?

Everything I check rolls up to that. Not vanity metrics — findability and trust. Here’s what a real audit covers.

1. The business, end to end

I look at the whole operation the way a customer experiences it: the website, the Google Business Profile, the reviews, the service pages, the phone path. If a homeowner with a burst pipe searched right now, what would they see — and would they call you or the company above you?

2. Local search visibility

Using tools like Ahrefs, Local Falcon, and Google Analytics, I map where the business actually shows up — not just on the brand name, but on the searches customers really use, across the specific neighborhoods you serve. Local rankings change block by block, so I check the map, not just the homepage.

3. Reputation signals

Review count, recency, rating, and how the business responds all feed trust before the first call. A 4.9 with hundreds of recent reviews wins jobs that a 4.9 with twelve reviews from 2019 does not.

4. Content and the questions customers ask

Most home-service sites have a handful of service pages and nothing that answers the real questions people type at midnight. That gap is usually the single biggest opportunity.

The output is a prioritized plan, not a 60-page PDF nobody reads

An audit is only useful if it tells you what to do next. I turn the findings into a short, ranked list: the highest-impact fixes first, the quick wins flagged, and the long-term plays mapped out. Then we actually do the work — and measure again.

I learned how businesses actually win by working in homes

I grew up in Battle Ground, Washington, fly fishing and hunting all over Clark County. When COVID hit, I graduated high school a year early and went into the trades as a plumber. I spent my days in people’s homes, fixing real problems for real people.

What I noticed over and over was simple: there were great companies — honest, skilled, dependable — that were almost impossible to find online. The work was excellent. The visibility was not. The best operator in town would lose the job to whoever showed up first in search.
